The service

Kindeed is an educational platform and provider directory for families navigating inherited property. We provide general information, document organization tools, a guided AI assistant, and access to independently operating real estate advisors and attorneys.

By using Kindeed, you agree to these terms. If you do not agree, do not use the service.

What Kindeed is not

Kindeed is not a law firm, real estate brokerage, or financial advisor. Nothing on this site constitutes legal, financial, or real estate advice. Providers listed on Kindeed are independent — Kindeed is not a party to any engagement between you and a provider.

Your account

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You agree to provide accurate information and to notify us promptly of any unauthorized use of your account.

Acceptable use

You agree to use Kindeed only for lawful purposes and in connection with a genuine inherited property situation. You may not use the platform to misrepresent your identity, to harass other users or providers, or to submit false information.

Provider relationships

When you contact a real estate advisor or attorney through Kindeed, you enter a direct relationship with that provider. Kindeed is not a party to that relationship and bears no responsibility for the outcome of any engagement, transaction, or legal matter.

AI Guide

The AI Guide feature uses a large language model API to generate responses to your questions about estate and probate matters. Responses are AI-generated and are not legal, financial, or real estate advice. Always consult a licensed professional before acting on information provided by the AI Guide.

Your prompts and the guide's responses are stored in Kindeed's database for quality review, safety monitoring, and ongoing refinement of the guide's performance. The database enforces row-level access rules so that a conversation is readable by the account that created it and by a narrow Kindeed staff role, and it is not shared with third parties except as described below. Do not enter sensitive personal information — such as Social Security numbers, bank account details, or government-issued ID numbers — into the AI Guide.

Document uploads

Documents you upload to Kindeed are stored in encrypted cloud storage. Before a document is made available for download, the file itself is transmitted to VirusTotal, a third-party malware scanning service, for analysis. VirusTotal may retain submitted files under its own data retention policies. Do not upload a document you are not willing to have scanned this way.

A document is accessible to: your own account; anyone you invite to the estate file (a viewer can read the estate's documents, a manager can also upload); any advisor or attorney you explicitly grant access to that specific file; and Kindeed staff, for support and safety purposes. Nothing is shared with an advisor or attorney by default — accepting a provider’s request does not give them your documents. Inviting someone to your estate file does. When you delete your account, uploaded documents and the stored files behind them are permanently erased on the schedule described in the privacy policy.

Third-party services and data processors

When you use Kindeed, your information may be processed by the following third-party service providers. Each processes data only as necessary to deliver the service described. We encourage you to review each provider's privacy policy for details on their data handling practices.

Limitation of liability

To the maximum extent permitted by law, Kindeed LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the service. Our total liability for any claim arising from these terms shall not exceed the amount you paid us in the twelve months preceding the claim.

Governing law

These terms are governed by the laws of the State of Michigan. Any dispute arising from these terms shall be resolved in the courts of Wayne County, Michigan.

Changes to these terms

We may update these terms from time to time. The revised terms are posted on this page, and the “Last updated” date at the top tells you when they last changed — it is worth a look if you have not read them in a while. Continued use of Kindeed after a change constitutes acceptance of the revised terms.
